Co-Working Space Terms and Conditions

Effective Date: January 2026

These Terms and Conditions (“Agreement”) govern the use of the co-working space, including the kitchen, event space/lobby, conference room, private offices, bathrooms, and phone booths (collectively, the “Premises”). By accessing or using the Premises, all members agree to comply with the rules and regulations set forth by management.

1. Membership and Payments

1.1 Payment of Membership Fees

Monthly membership fees must be paid on or before the due date. A three (3) day grace period is permitted. If payment is not received within the grace period, a $25 late fee will be assessed. Continued nonpayment may result in suspension or termination of membership privileges.

1.2 Notice of Intent to Vacate

Members intending to vacate the Premises must provide written notice to management at least thirty (30) days in advance. Failure to provide proper notice may result in charges for the remaining membership term.

2. Professional Conduct and Use of Premises

2.1 Professional and Respectful Environment

Members are expected to maintain a professional, respectful, and collaborative environment at all times. Disruptive, disrespectful, or inappropriate behavior toward other members, guests, or management will not be tolerated and may result in immediate termination of membership.

2.2 Right to Remove

Management reserves the right to revoke access or remove any member from the Premises if their conduct is deemed disruptive, harmful, unsafe, or in violation of this Agreement.

2.3 No Overnight Stays

The Premises are strictly for professional business use. Overnight stays are not permitted under any circumstances. No individual may sleep on the Premises, and no mattresses, bedding, or sleeping accommodations of any kind are allowed in offices or shared areas.

3. Access and Security

3.1 Confidential Access Codes

Members are issued access codes for entry. These codes are confidential and may not be shared with anyone outside of the member’s business. Unauthorized sharing of access codes may result in immediate termination of membership.

3.2 Securing the Premises

Members are responsible for ensuring doors are securely closed and locked upon departure and must promptly report any security concerns to management.

4. Use of Facilities

4.1 Kitchen and Event Space/Lobby

Members may use shared spaces in accordance with posted guidelines. All members are responsible for cleaning up after themselves and maintaining the cleanliness of common areas.

4.2 Conference Room

Conference room use requires prior reservation. Members must leave the room in the same clean and orderly condition in which it was found.

4.3 Private Offices

Members occupying private offices are responsible for maintaining a clean and organized workspace. Any damage or maintenance issues must be reported promptly.

4.4 Bathrooms and Phone Booths

Members are expected to maintain professional cleanliness standards in these areas. Any misuse or damage must be reported immediately.

5. Noise and Workplace Standards

5.1 Noise Levels

Members must maintain reasonable and professional noise levels at all times. Excessive noise, including loud conversations or music, is not permitted.

5.2 Pet Policy

Members must comply with the posted pet policy. Pets must remain under control at all times and may not disrupt other members. Owners are fully responsible for cleaning up after their pets and for any damage caused.

6. Property and Liability

6.1 Damage to Property

Members are financially responsible for any damage caused to the Premises, furnishings, or equipment. All damage must be reported immediately.

6.2 Indemnification

Members agree to indemnify and hold harmless the landlord and management from any loss, damage, liability, or injury incurred by the member or their guests while using the Premises.

By accessing and using the Premises, members acknowledge that they have read, understood, and agreed to these Terms and Conditions.

Management reserves the right to amend these Terms and Conditions at any time. Members will be notified of any material changes.
