Co-Working Space Terms and Conditions

Effective Date: January 2025

These Terms and Conditions ("Agreement") govern the use of the co-working space, including the kitchen, event space/lobby, conference room, private offices, bathrooms, and phone booths (collectively referred to as the "Premises"). By using the Premises, you agree to comply with the following rules and regulations set forth by the landlord, Rob, and the management team.

1. Membership and Payments

1.1 Payment of Membership Fees:

Members must pay their monthly membership fees on time. There is a 3-day grace period from the due date to make payment without penalty. If payment is not received within this period, a $25 late fee will be applied.

1.2 Vacating the Premises:

If a member intends to vacate the premises, they must notify management at least one (1) month in advance. Failure to do so may result in charges for the remaining membership term.

2. Behavior and Conduct

2.1 Respectful Conduct:

Members must maintain a professional and respectful environment at all times. Disrespectful behavior toward other members, staff, or visitors, or any disruptive actions that negatively affect the working environment, may result in immediate termination of membership.

2.2 Removal from Premises:

The landlord, Rob, reserves the right to remove any member from the premises at any time if their actions are deemed to be disruptive, disrespectful, or harmful to the space or to others. This includes, but is not limited to, damaging property, violating community standards, or creating disturbances that affect the peace of the space.

3. Access and Security

3.1 Confidentiality of Access Codes:

Members are provided with a general door code and an office door code. These codes are for the exclusive use of the member and should never be shared with anyone outside of the member's business. Sharing access codes may result in termination of membership.

3.2 Access to Premises:

Members must ensure that all doors are securely locked when leaving the premises and should report any security issues to management immediately.

4. Facilities Use

4.1 Kitchen and Event Space/Lobby:

Members may use the kitchen and event space/lobby areas in accordance with the guidelines posted in these areas. Members are responsible for cleaning up after themselves and maintaining cleanliness in shared spaces.

4.2 Conference Room:

Use of the conference room requires prior reservation. Members should ensure that they leave the room in the same condition as it was before use.

4.3 Private Offices:

Members with private offices are responsible for maintaining the cleanliness and organization of their office. Any damages or issues with the office must be reported to management immediately.

4.4 Bathrooms and Phone Booths:

Members are expected to maintain a professional level of cleanliness in the bathrooms and phone booths. Any damages or misuse of these facilities should be reported to management.

5. Noise and Professionalism

5.1 Noise Levels:

Members are expected to keep noise levels to a professional standard. Excessive noise, including loud conversations or music, may disrupt other members and is not acceptable.

5.2 Pet Policy:

Members must adhere to the posted pet policy guidelines. Pets must be kept under control and not disrupt other members. Members are responsible for cleaning up after their pets and ensuring that they do not cause any damage to the space.

6. Property and Damages

6.1 Damage to Property:

Members are responsible for any damages caused to the premises, furniture, or equipment. Any damage should be reported to management immediately.

6.2 Indemnification:

Members agree to indemnify and hold harmless the landlord and management for any loss, damage, or injury incurred by the member or their guests while using the premises.
